Most homes in Phoenix, from Arcadia to Desert Ridge, rest on post-tension slabs because the underlying soil contains expansive clay. This clay swells when it absorbs moisture and shrinks as it dries. Unlike stable soils elsewhere in the country, our clay undergoes dramatic volume changes—sometimes moving several inches between the wet monsoon season (July-August) and the dry months that follow.
A concrete driveway poured directly over this shifting foundation will crack, heave, and settle unevenly. The cracks start small but widen over time as the soil continues its cycle of expansion and contraction. The Caliche Challenge
Beneath the clay lies another obstacle: caliche. This layer of calcium carbonate cement, typically 2 to 4 feet deep, acts like rock-hard concrete naturally formed in the soil. Wire mesh, often used as a cost-saving measure, offers little benefit if it gets pushed up during the pour. It needs to stay in the middle of the slab to distribute shrinkage cracks evenly. Most contractors skip this step; we don't.
